Barwon Hill is a mixed-use residential project in Geelong, currently progressing through tender following planning approval. The development reimagines a traditional site by introducing a contemporary dual-occupancy outcome at the rear, complemented by a semi-commercial offering at the front.

The proposal comprises two modern townhouses positioned to the rear of the site, accessed via a side driveway, allowing for a clear separation between private residential living and the street-facing component. At the front, the existing dwelling is adapted to incorporate a small commercial tenancy, creating a flexible live-work interface that responds to the evolving character of the area.

The design focuses on efficient planning, material clarity, and a balanced relationship between built form and landscape, delivering a cohesive outcome across both residential and commercial elements.

Designed and delivered by Partum Studio in collaboration with Tetra Developments, the project reflects a considered approach to small-scale, mixed-use development within established neighborhoods.
